Construction cost estimates using official Brazilian databases

Organise work items, quantities and unit cost analyses to prepare summary and detailed estimates. Check price sources and reference periods, calculate the BDI pricing mark-up and review the ABC analysis and schedule.

Open the tool

The app and these introductory pages are available in Portuguese, English and Spanish.

What the tool calculates

  • SINAPI, SICRO and ORSE unit cost analyses, plus imported databases and custom analyses
  • BDI using the TCU methodology, including financing costs and ISS tax
  • ABC analysis with editable category thresholds and a negotiation simulator
  • Identification of price sources and base dates, with support for contract variations

What you enter

  • Work items and unit cost analyses from a reference database or prepared by the user
  • BDI pricing mark-up and labour charges
  • Quantities for each item

What you receive

  • Summary and detailed cost estimates
  • ABC analysis of cost inputs
  • Construction progress and cost schedule; PDF/Word/Excel/CSV export

References and limits of applicability

  • TCU methodology for BDI (Acórdão 2.622/2013) — no specific numbered NBR standard; official SINAPI/SICRO/ORSE databases

Checks and considerations

  • Price base date older than the available reference from the source
  • Work item has no matching unit cost analysis in the selected database or no reference price

How it works

The estimate combines quantities, unit cost analyses and reference prices to determine costs and the selling price with BDI. The source, location and reference period must be checked; ORSE represents Sergipe. Items without a cost analysis or price require explicit handling, and parametric estimates do not replace a detailed construction cost estimate.

Example of use

To estimate construction costs from the design documents, organise work items by stage and enter their quantities. Select the appropriate database and reference period, review unit cost analyses, and use ABC analysis to prioritise quotations and assess the effect of BDI on the selling price.
